Most tankless advice online argues about efficiency ratings. In coastal North Carolina that is rarely the question that decides anything. The question that actually decides it is whether your house can supply the energy, either as amps at the panel or as gas at the meter. Get that wrong and a $4,000 project turns into a $7,000 one halfway through.

The electric problem: amperage, not the water heater
A whole house electric tankless unit is one of the largest electrical loads a home can have. Typical whole house models draw somewhere in the range of 100 to 150 amps when running at full output, usually split across two to four double pole breakers. That is not a circuit you add to a spare slot.
The rule of thumb most installers use is that you want 200 amp service, and 150 amp is roughly the floor. But service size on the meter is a ceiling, not free capacity. A 200 amp panel in a house that already runs a heat pump, an electric range, an electric dryer, and an EV charger can be close to its working limit before the water heater is even considered. Wilmington has a lot of housing stock from the 1970s through the 1990s still on 100 or 150 amp service, and those homes essentially always need a service upgrade first.
The right sequence is: electrician performs a load calculation on your actual panel, you find out what it will take, and only then do you price the water heater. Any electric tankless quote that arrives without someone having opened your panel is a guess.
Point of use electric is a different, much easier product
A lot of the confusion here comes from two very different products sharing a name. A small point of use electric tankless unit serving one bathroom sink or a workshop utility sink draws a fraction of the power, often on a single circuit, and installs easily almost anywhere. Those are genuinely simple.
If what you want is endless hot water for the whole house, that is the 100 to 150 amp product. If what you want is to stop waiting thirty seconds for hot water at the far bathroom, a point of use unit or a recirculation pump solves it for a great deal less money. Be clear which problem you are solving before you shop.
The gas problem: availability, line size, and venting
Piedmont Natural Gas serves the greater Wilmington area, but availability is street by street. Many newer subdivisions were built all electric and have no gas main at the curb, and areas outside the older service footprint may have none either. If your home has no gas appliances today, confirm that a main exists on your street before pricing anything. Bringing in a new service line is its own project.
Where gas is available, two things commonly drive the cost above the base quote:
- Gas line sizing. A tankless unit fires at far higher input than the tank it replaces. The half inch line that fed the old tank is frequently too small, and upsizing the run from the meter is real work, especially in a crawl space.
- Venting. Tankless units cannot reuse a standard tank flue. Non condensing models need stainless steel venting. Condensing models vent in PVC, which is cheaper, and they run more efficiently, but they cost more up front and need a condensate drain.
Near the water, add one more consideration. Salt air is hard on vent terminations and exterior gas components, so termination placement and material matter more at Wrightsville Beach or Carolina Beach than they do inland. The one thing that genuinely favors us here
Tankless units are rated in gallons per minute at a stated temperature rise. The colder the water coming into the house, the bigger the rise the unit has to produce, and the fewer gallons per minute it can actually deliver. This is why tankless has a reputation for disappointing performance, and that reputation was largely earned in cold climates.
Incoming water in the Cape Fear region stays milder year round than in the Midwest or Northeast. The same unit that struggles to fill a tub in January in Michigan performs comfortably here. In practice that means you can often size down one step from a national sizing chart and still have capacity for two showers at once. It is the rare case where coastal conditions help rather than hurt.

Ranges reflect typical Wilmington area projects and are not a quote. The electrical assessment is what moves an electric project between the top and bottom of its range, so get it done first.
How to decide in about five minutes
- You have gas at the house and a gas tank today. Gas tankless is usually the straightforward path. Confirm line size and venting, then compare condensing against non condensing.
- You have gas at the street but no gas appliances. Price the service line before anything else. It often decides the question by itself.
- You are all electric with 200 amp service and light loads. Electric tankless is realistic. Start with the load calculation.
- You are all electric on 100 or 150 amp service. Budget for a service upgrade or stay with a tank. A high efficiency electric tank or a heat pump water heater is usually the better value here.
- You are selling within two years. Replace like for like. Tankless does not reliably return its premium at resale in this market.
Permits and inspection
Water heater replacement is permitted work, and a tankless conversion adds scope: gas work, venting, and often electrical. In New Hanover County the county handles residential plumbing permits and inspections, and homes outside the county line fall to Brunswick or Pender County instead. Keep the inspection record, because an unpermitted water heater is a routine insurance claim denial and a routine problem at resale.
The bottom line
Tankless is a good product that gets sold badly. The efficiency argument is real but small. The decision that matters is whether your house can feed it, and that is answered by an electrician with a load calculation or by confirming a gas main and line size, not by comparing efficiency ratings on a spec sheet. Sort that out first and the rest of the choice is easy.
